Learn how much profit you might expect to make on a particular rental property over the period of your ownership, and how that property's earnings compare with other properties you might be considering, or with other types of investments. All you have to do is enter in some basic information, such as purchase price and down payment, and the program does the rest.
When you enter the estimated amount of monthly rental income and costs, the program tells you projected yearly rental income, yearly costs, and monthly and yearly profit or loss. It also shows earnings over 10, 20 or 30 years if you were to invest the profits. Investment interest and tax rates are user-configurable, as is an inflation percentage for estimated rising rental income and costs.
As your property appreciates in value, see what it might be worth years into the future at different market growth rates. To calculate your net profit, the program automatically accounts for invested rental profits, remaining-principal payback, startup and exit costs, capital gains tax and recaptured depreciation. Mortgage interest and depreciation for the first year are also calculated, and the total of all deductions.
