So, instead of "re-inventing the wheel", I began looking for properties with big discounts. Not only has this decision changed my life, I have discovered the ultimate way to find Real Estate at wholesale prices.
It is called Foreclosures.
Foreclosure is a process where a property owner fails to make their mortgage payment, therefore creating a delinquent loan. Once the property becomes delinquent, the homeowner begins to receive letters from the lender requesting payment for the mortgage. If the homeowner does not make an effort to make any payments within 90 days, the lender will send them a notice in the mail stating that their home will be sold at public auction. You can see how this creates a sense of urgency for the homeowner, who now faces a difficult decision - what to do with the property?
Most homeowners go through a stage of denial, followed by anger, then they become desperate. It is during the latter stage that these homeowners become extremely motivated and where you find most of the bargains. You will be amazed how many times you will end up with properties 20%, 30%, or 40% under market value.
The challenge is not finding a homeowner who wants to give you their property. The challenge is finding them in time to work out a deal before the auction or before someone else finds it.

The 3 stages in the Foreclosure process
There are 3 stages in the foreclosure process: Before the Auction (Pre-Foreclosure), At the Auction, and After the Auction (Post Foreclosure). No matter which stage in the foreclosure process you choose to invest in, you can make money in all 3. Each stage has it's advantages and disadvantages. Your goal is to find these properties in the Pre-Foreclosure stage so you have more flexibility and score the biggest returns.
The Pre-Foreclosure Stage
The Pre-Foreclosure stage is where most investors make the largest returns. Simply because you can negotiate for larger discounts. You can expect to purchase a pre-foreclosure anywhere from 25-40% below the market value. There are two phases in the Pre-Foreclosure stage- The first phase being those individuals who are behind on payments and the second phase are those who are behind on payments with a notice of default. Most transactions will occur in the second phase because homeowners try to deny the fact that anything can happen to them, then they become desperate as the foreclosure auction approaches. This becomes the perfect opportunity for you.
One of the best ways to purchase a pre-foreclosure 30%-40% below market value is through a process called a Short Sale. A Short Sale is basically when a lender accepts a discount on an existing mortgage to avoid a possible foreclosure auction or bankruptcy. Instead of buying from a seller, you are purchasing the property directly from the lender for a discount. Whether you negotiate with a lender or homeowner, pre-foreclosures are a phenomenal way to find discounted real estate.
At the Foreclosure Auction
When you attend a Foreclosure Auction, all negotiations are wiped out. The bank will set the amount of how much they want for the property and if you are the successful high bidder, you will be expected to pay that amount in a very short time frame. When a property is auctioned off on the courthouse steps, it is critical to do your homework first. There are several things you need to find out before you ever bid on a property. You need to find out who is initiating the foreclosure process. Sometimes there are two mortgages on the property, and if the 2nd mortgage company is initiating the foreclosure, you will inherit the 1st mortgage. You will need to find out if there are any senior liens against the property that you will be responsible for. You need to find out how much money is required down and how much time you have to come up with the balance.
This is one of the disadvantages of this stage, money is required up front which involves more risk. After all is said and done, this is still a phenomenal way to find discounted properties, once you've learned how to limit your risk.
The Post Foreclosure Stage
This stage is commonly known as the "Bank Owned" stage. All the foreclosed properties that are not purchased at the auction go back to the lender and are referred to as "REO" or Real Estate Owned. These properties are now owned by the lenders who are very motivated to sell these properties as well. They are in the lending business, not the foreclosure flipping business. They would rather see you take out a loan in exchange they would sell this property to you under market value. Plus, all that foreclosure inventory looks bad on the books.
Because of the volume of properties that go back to the lenders, they will usually hire a broker to list the properties for them. This cuts out tons of excess legwork on your part. All you have to do is call the broker in charge of all the listings and begin sifting through them until you find the golden nugget. Because this stage is quite a bit easier than the others, it can also be the most competitive, especially since many first time home-buyers are looking for discounts. You will need to get the listings of the property as soon as they come available. You can expect to purchase an "REO" anywhere from 5-15% below the market value.
J. Bowman of Ft. Lauderdale, Florida, makes himself a bundle each year buying and quickly selling foreclosures. Joe was a professional photographer at the time, who felt he needed a little more out of life. He finally made the decision to begin investing in Real Estate. According to MBA, 456,000 homes went into
foreclosure last year!
That means about 38,000 foreclosure transactions occurred on a monthly basis. Out of that, approximately 20% were picked up in Pre-Foreclosure, 10% were picked up at the auction, and the other 70% went back to the lender as an "REO".

70% of all foreclosed property is going back to the lenders who turn around and sell them 10% under market value to someone else. If you could purchase just 1 of those properties during the Pre-Foreclosure stage for a 30% discount, then turn around and sell it to a buyer for a 15% discount - would this be worth it?
Absolutely! If the property is worth $100,000, you pick it up for $70,000, sell it for $85,000 - Your profit is $15,000 and a win-win for both.
