Hello, my name is Steve Cook. I am a real estate investor from Baltimore, Maryland. I must admit it. I’ve sat up, late at night, watching infomercials from Carlton Sheets and his “No Down Payment” program. If it weren’t for Carlton Sheets, myself and many other people who invest in real estate today may not even know what real estate investing is and how it can change your life. Credit must be given to Carlton Sheets for educating the public at large about real estate investing with little to nothing down. He sparked the interest in me to pursue real estate investing, however I chose a different path of investing then that of what he teaches. I do not feel that his techniques are for the beginner with no money. Yes, buying homes with no money down is easy, but keeping them does require money. I chose the buy and sell route over the buy and hold.

I’m sure you’ve heard this statement. It is one that has caused myself and many others to seek financial wealth through real estate. It is also one that instilled in me a burning desire to become a successful real estate investor. Now don’t get me wrong. Money isn’t everything. But it does give you the freedom to enjoy your family, your friends and life in general as they should be enjoyed. To heck with the 40+ hour work week. Let’s have some fun!

“Buy and Hold” Not for Beginners
Some teachers make the “buy and hold” aspect of real estate seem really easy, recommending it to all levels of investors. However, none of these teachers ever disclose the real costs of being involved in rental property. In reality, though I do own them, I would not recommend rental properties to the cash poor. Many well-intentioned investors go broke and lose everything by taking this route. It takes working capital to make repairs, pay the mortgage when the property is vacant, pay property taxes, pay fines from the city, evict tenants and remove their trash, etc. And though my rentals do provide a nice monthly cash flow, I make much more cash with my buy and sell approach.
Seek Experienced Teachers
You should seek teachers who are actually investing in real estate. Many teachers and course marketers no longer actively invest while some never did. They just learned the techniques well enough to teach them, though not well enough to be successful with them themselves. Some still teach methods that have been outdated for 10-20 years.
I make my living by investing in real estate. I know what is going on in the market and how it changes. I stay on top of the changes and teach current, not outdated, methods. This is my business and I intend to keep myself, and those who benefit from my experience, informed.

I’m just an average guy who had no real estate experience when I started investing in 1998. At the time, I was dead broke. I had just come out of a failed restaurant venture, was going through a divorce, and had debt up to my eyeballs. I wanted to invest and heard an awful lot about “no money down” investing, so I set out to learn how I could do it. Once I discovered how, it took me about two seconds to realize that this would be the way I would make my living for the rest of my life.
By early 2002, I had participated in 170+ transactions and, for the first time in my life, became financially free. And let me tell you, it’s great! I am truly blessed and praise God every day for allowing me, his humble servant, to enjoy such success. I don’t have to get up to go to work every morning. I don’t have a boss. I set my own schedule, go on vacations when I like, take a day off when I choose, live where I want to live, and provide for my family without ever having to worry about how I’m going to get by. Call me lucky, if you must. But the only reason I might consider myself lucky is that I didn’t fall for the “buy and hold” strategy of investing taught to many beginners. I haven’t done anything special to achieve my success, certainly nothing that anyone else can’t do. And if you like, I’ll help you achieve the same success. That’s the whole purpose of this site.
